Condo Insurance in Florida

For Northeast Florida unit owners whose buildings face milestone inspections and new reserve rules. We read your association’s master policy, then quote the walls-in coverage and loss assessment limits it leaves to you.

What’s Covered

What a Florida HO-6 Policy Covers

Walls-in Coverage

Florida master policies must exclude floor, wall, and ceiling coverings, electrical fixtures, appliances, water heaters, built-in cabinets, and countertops that serve only your unit. Your HO-6 is where those items get insured.

Loss Assessment

Pays your share when the association assesses owners after a covered loss, such as wind damage to the roof. Florida requires at least $2,000 on unit owner policies, and we quote higher limits.

Personal Property

Furniture, clothing, and electronics inside the unit and in your assigned storage space, covered against fire, theft, and the other perils on your form. Seasonal owners should tell us how long the unit sits empty.

Loss of Use

Rent and added living costs while a covered loss to your unit or the building keeps you out. The limit appears on your declarations page, and we compare it from one carrier to the next.

Personal Liability

Injuries to guests inside your unit, and water damage you cause to the unit below, such as a burst supply line or an overflowing tub. Owners with larger assets can add an umbrella above it.

Master Deductible Share

The master policy deductible is normally a common expense split among owners. An association can charge it to a single owner whose negligence caused the damage, so we check your loss assessment and liability limits together.

Unit Flood Coverage

Flood is a separate add-on. The association’s NFIP building policy, called an RCBAP, pays first, and your own unit policy adds to it, with the two combined capped at $250,000 for building damage.

Scheduled Valuables

Rings, watches, and other valuables listed individually so they are insured above the theft sublimit built into a standard condo policy. This add-on is written through our jewelry coverage.

Who It’s For

Condo Owners Who Need a Closer Look

01

Buildings Three Stories or Taller

These buildings need a milestone structural inspection by December 31 of the year they turn 30, and the findings can lead to repairs owners share.

02

Owners Facing Reserve Bills

HO-6 loss assessment coverage does not pay assessments for reserves, structural repairs, or deferred maintenance, so plan for those costs outside your policy.

03

Buyers in Older Buildings

Ask the seller or association for the milestone inspection report and the structural integrity reserve study before closing, then send both to us with the master certificate.

04

Owners Who Rent Units

Citizens will not write multiperil coverage on a unit rented short-term, so those owners need a private carrier, and association documents may limit rentals.

Our Process

How We Quote a Florida Condo

1

Send the Master Certificate

The master policy certificate and your declaration of condominium show where the association’s coverage stops. Your property manager or the board can provide both, and we read them before quoting.

2

We Size the Gaps

We set your walls-in limit against what the master policy leaves to you, then price loss assessment limits against the master hurricane deductible your association carries.

3

Review Quotes and Bind

A licensed agent compares the carrier quotes with you line by line. Once you choose one, we bind the policy and send proof to your lender and the association if it asks.

“Absolutely thrilled with the service Anna provided for both our car and homeowners insurance. She went above and beyond for us and our savings was remarkable!”

Common Questions

Condo Coverage, Answered

No Florida statute requires a unit owner to buy condo insurance, but your declaration of condominium or your mortgage lender usually does. Under s. 718.111(11), F.S., the master policy excludes items inside the unit, such as flooring and cabinets, and owners are responsible for insuring them. The association must also appraise the building’s replacement cost at least every three years, and its master limit is built on that figure.

Florida requires every unit owner policy to include at least $2,000 of loss assessment coverage, under s. 627.714(1), F.S. That coverage pays your share of an association assessment only when it follows a loss of a type your own policy covers, such as wind damage to the roof. Because the master hurricane deductible is usually a common expense shared by owners, we price higher limits against your share of it.

A Florida condo building three or more habitable stories tall needs its first milestone structural inspection by December 31 of the year it turns 30, then every 10 years after that. Under s. 553.899, F.S., local building officials can move the first inspection to 25 years where conditions such as nearby salt water call for it. The findings can lead to repair assessments, which loss assessment coverage does not pay.

Florida condo owners can no longer vote to waive or reduce reserves for structural integrity reserve study items in budgets adopted on or after December 31, 2024. Under s. 718.112(2), F.S., associations must complete that study at least every 10 years, covering the roof, structure, fireproofing, plumbing, electrical, waterproofing, windows, and exterior doors. A 2025 law, HB 913, lets associations finance those costs with majority owner approval, but owners still repay them.

A Florida condo loss assessment claim must be reported within a year of the loss, or within 90 days after the association votes to levy the assessment, whichever is later. Under s. 627.70132(4), F.S., notice can never come more than three years after the loss itself. Keep a copy of the board minutes that record the vote, since that date starts the 90 days.

The association’s NFIP building policy, called the RCBAP, pays first when flood damages a Florida condo unit, and your own NFIP unit policy pays after it. Under the NFIP Flood Insurance Manual, the two combined cannot pay more than $250,000 for building damage. Citizens unit owner policies are exempt from the flood requirement Citizens applies to homes, and Citizens caps a unit at $700,000 in combined dwelling and contents replacement cost.
