Florida Business Interruption Insurance

Business income coverage replaces lost revenue after physical damage closes you, and the standard form waits 72 hours to start paying. We add it to a business owner’s or commercial property policy for Northeast Florida firms.

What’s Covered

What Business Interruption Coverage Replaces

Lost Net Income

The profit you would have earned while repairs keep you closed, measured against your own records. Payments run until the property should reasonably be repaired, not until every customer comes back.

Continuing Expenses

Payroll, rent, loan payments, and other fixed costs that keep coming due while the doors are shut. Sizing this part starts with last year’s monthly expenses rather than a round number.

Extra Expense

Costs to keep operating or reopen sooner, such as temporary space, rented equipment, or overtime. Unlike lost income, extra expense coverage pays from the first day after the physical loss.

The 72-hour Wait

In ISO’s CP 00 30 10 12 form, lost income is not covered for the first 72 hours after the physical loss. A storm that closes you for two days with no damage produces no claim at all.

Extended Income Period

After repairs finish, the standard form keeps paying the sales shortfall for up to 60 consecutive days. Many carriers sell longer extensions, worth pricing for seasonal firms that lose a September storm.

Civil Authority Closures

Up to four consecutive weeks of lost income when authorities bar access because of damage to nearby property. Your premises must sit within one mile of that damage, and payment starts 72 hours after the order.

Flood-caused Closures

Flood is excluded from commercial property and BOP forms, so a flooded storefront triggers no income payment under them. A separate flood policy that includes business income closes that gap where carriers offer it.

Part of a BOP

Most small businesses buy income coverage inside a business owner’s policy rather than alone. Larger or higher-risk operations add it to a commercial property policy, usually on the same ISO income form.

Who It’s For

Businesses That Need Income Coverage

01

Storefront Retailers

A closed storefront still owes rent, payroll, and loan payments, and continuing expense coverage keeps paying them while repairs run their course.

02

Restaurants and Cafes

Spoiled inventory, a damaged kitchen, and weeks of lost covers add up fast, and the staff you want back still need paychecks.

03

Beachside Businesses

Evacuation orders and closed bridges can shut you down with no damage to your own building. Civil authority coverage responds only when nearby damage drives the order.

04

Single-location Operators

With no second site to shift work to, every closed day counts, so the extended income period and an honest restoration estimate carry more weight.

Our Process

How We Size Business Income Coverage

1

Pull Last Year's Numbers

Send last year’s net income, monthly fixed expenses, and payroll. Keep tax returns and profit and loss statements in cloud storage too, since the office that floods is usually where the paper records sit.

2

We Model a Real Shutdown

We multiply income and continuing expenses by a restoration period that allows for permitting backlogs, contractor shortages, and supply delays after a regional hurricane, then price at least two periods for you to compare.

3

Compare Extensions and Bind

A licensed agent reviews each quote’s waiting period, extended income days, and civil authority terms with you. Once you choose, we add the coverage to your BOP or commercial property policy and bind it.

“Absolutely thrilled with the service Anna provided for both our car and homeowners insurance. She went above and beyond for us and our savings was remarkable!”

Common Questions

Business Interruption Insurance in Florida, Explained

Lost income coverage usually starts 72 hours after the direct physical loss. That waiting period comes from ISO’s Business Income and Extra Expense form, CP 00 30 10 12, where the period of restoration begins 72 hours after the loss and runs until the property should reasonably be repaired. Extra expense coverage starts immediately, so costs to reopen sooner are payable from day one.

Only when the order follows damage to nearby property. Civil authority coverage in CP 00 30 10 12 requires both that your premises sit within one mile of the damaged property and that access to the area is prohibited. It begins 72 hours after the order and pays for up to four consecutive weeks. A precautionary evacuation before any damage generally does not qualify on its own.

Up to 60 consecutive days by default. The extended business income provision in ISO form CP 00 30 10 12 keeps paying the sales shortfall after repairs are complete, until operations recover or the 60 days run out, and the same default applies to rental value. Many carriers sell longer extensions, which seasonal Northeast Florida businesses should price before hurricane season.

Not unless you carry a flood policy that includes business income. Flood is excluded from standard commercial property and BOP forms, and business income pays only when a covered cause creates the physical loss. New NFIP flood policies also generally take effect after a 30-day waiting period, so buy before a storm forms. We quote flood for locations near the St. Johns River, the Intracoastal Waterway, or tidal creeks.

Enough to cover net income plus continuing expenses for the realistic length of a shutdown. We start from last year’s figures, multiply by a restoration period, and price at least two periods. Remember that the first 72 hours are excluded and the 60-day extension begins only after repairs, so a limit built on a two-week guess runs out early after a regional hurricane.

Keep tax returns, monthly profit and loss statements, payroll records, and point-of-sale reports, because business income claims are paid on documented numbers. Store copies in cloud storage or somewhere away from the business. The same figures set your limit at quote time, and carriers measure the loss against the period of restoration that begins 72 hours after the damage under form CP 00 30 10 12.
