Business Owner’s Policy in Florida
A business owner’s policy bundles property, general liability, and business income for small Florida businesses, but it leaves out workers’ compensation and professional liability. We quote BOPs with carriers we vet and list every gap in writing.

What’s Covered
What a BOP Bundles for a Florida Business
Building and Equipment
The space you own, plus the furniture, fixtures, inventory, and equipment inside it. Tenants without a building to insure still use this part for the business property they keep on site.
Business Income
Replaces lost income during the weeks a covered loss closes you. The widely used ISO income form starts paying 72 hours after the physical loss, and extra expense to reopen faster applies from the first day.
Liability Claims
Customer injuries and damage your business causes to someone else’s property, plus the legal defense. A fall in your aisle and a broken window at a client’s office both land on this part of the policy.
Windstorm Deductible
Commercial property in Northeast Florida usually carries a separate named storm or windstorm deductible written as a percentage of insured value. Percentages differ by carrier, so we show each one in dollars per building.
Workers' Compensation
Never part of a BOP. Florida requires it for most private employers with four or more employees and for construction employers with one, so we quote it as its own policy next to the bundle.
What Sits Outside
Professional liability for advice or services, commercial auto, and flood each need their own policy. We quote the ones your business needs beside the BOP, so the gaps show up before a claim does.
Landlord Certificates
Most commercial leases require you to name the landlord as an additional insured and show proof before you get the keys. We issue those certificates and track renewal dates so a lapse does not breach your lease.
Pairs With Liability
Contractors and businesses that fall outside BOP eligibility often need standalone general liability, sometimes at limits set by state licensing. Our general liability page lists the Florida contractor minimums by license.

Who It’s For
Businesses a BOP Is Built For
Retail Storefronts
Inventory, fixtures, and the slip-and-fall risk of customer foot traffic fit under one policy, with income support for the weeks a covered loss keeps the doors shut.
Professional Offices
Office property and premises liability belong in a BOP. Claims over your advice or services need professional liability, which we write as a separate policy.
Owners of Their Own Building
The building and your operations are insured together, often at one deductible, which keeps a claim simpler when the same storm damages both.
Growing Home Businesses
Many standard homeowners forms cover only $2,500 of business property on the premises, so inventory and equipment past that point need a business policy.
Our Process
How We Quote a Business Owner’s Policy
Share the Business Basics
Send your business type, address, square footage, annual revenue, and employee count. Carriers set BOP eligibility from those numbers, and restaurants with commercial cooking or contractors with heavy equipment often fall outside it.
We Bundle It or Build It
If you qualify, we quote BOPs from several carriers with the windstorm deductible shown in dollars. If you don’t, we build the same protection from a commercial property policy and a general liability policy.
Review the Gaps, Then Bind
A licensed agent walks through what each quote leaves out, including workers’ compensation and professional liability. Once you choose, we bind it and issue any certificates your landlord or clients need.
“Absolutely thrilled with the service Anna provided for both our car and homeowners insurance. She went above and beyond for us and our savings was remarkable!”

Common Questions
Florida BOP Coverage, Explained
A business owner’s policy combines commercial property, general liability, and business income in one policy for small, lower-risk businesses. Business income in the widely used ISO form, CP 00 30 10 12, starts 72 hours after the physical loss, while extra expense begins at once. After repairs, extended business income continues for up to 60 days by default while sales recover.
No, workers’ compensation is always written as a separate policy. Under s. 440.02(20)(b)2., F.S., Florida requires it for most private employers with four or more employees and for construction employers with even one. A BOP also leaves out professional liability, commercial auto, and flood, so we quote those alongside it when your business needs them.
Only if no approved surplus lines carrier comes within 15% of Citizens’ total cost. Under ch. 2026-150 (SB 1028), a commercial risk is ineligible for new Citizens coverage when an approved surplus lines carrier offers a total cost, including fees and taxes, no more than 15% above Citizens. Homeowners policies still follow a 20% test with admitted carriers. Expect your next renewal to compare surplus lines offers.
Usually, yes. Commercial property in Northeast Florida typically carries a named storm or windstorm deductible written as a percentage of insured value, separate from the regular deductible. The percentage, and whether it applies per building or per location, differs by carrier. A 2% deductible on a $1 million building means $20,000 out of pocket, so we show each quote’s figure in dollars.
Small, lower-risk businesses qualify, and each carrier sets eligibility by business type, square footage, and revenue. Contractors with heavy equipment exposure and restaurants with commercial cooking often fall outside it or pay surcharges. When a business does not fit, we build the same protection from a separate commercial property policy and a general liability policy and show both side by side.
Only a small amount. The ISO homeowners form HO 00 03 05 11 limits business property on the residence premises to $2,500, and many Florida carriers use similar limits on their own forms. That covers a laptop and a printer, not a garage full of inventory. Once stock or equipment grows past that figure, a BOP or small commercial policy picks up the rest.
