Coverage
Homeowners Insurance in Florida
For Northeast Florida homeowners buying a house or replacing a policy their carrier dropped at renewal. We quote several A-rated carriers, check how each one treats your roof’s age, and explain the differences before you choose.

What’s Covered
What a Florida Homeowners Policy Covers
Dwelling Coverage
The house itself, including the roof, walls, and built-in systems, insured at what it would cost to rebuild at today’s construction prices. Your hurricane deductible is figured as a percentage of this limit.
Other Structures
Detached garages, fences, sheds, and other buildings on the lot carry their own limit, separate from the house. Tell us about a pool cage, dock, or guest cottage so we can size that limit.
Personal Property
Furniture, clothing, electronics, and the rest of what you own inside the house. Rings and watches usually need their own schedule above the policy’s theft limit, and our jewelry coverage lists each piece separately.
Loss of Use
Hotel bills, temporary rent, and the extra cost of eating out while a covered loss keeps you out of the house. Payments run while repairs are underway, up to the limit on your declarations.
Personal Liability
Pays for a guest’s injury on your property or damage you cause to someone else, along with legal defense. An umbrella policy can sit above this limit for owners with a pool or larger assets to protect.
Ordinance or Law
Pays for code-required upgrades that a basic replacement cost policy leaves out. Florida policies carry it at 25% of Coverage A by default, which you can decline only in writing, and every carrier must also offer 50%.
Roof Deductible
Carriers may attach a second deductible for roof claims, capped at the lesser of 2% of your Coverage A limit or half of what a new roof would cost. You can reject it in a signed form.
Sinkhole Coverage
Every Florida policy includes catastrophic ground cover collapse, but it pays only when the ground gives way and the home is condemned. Broader sinkhole coverage is an add-on with its own premium, and the carrier may inspect first.

Who It’s For
Homeowners Who Should Call First
Buyers Heading to Closing
Your lender needs proof of coverage before funding, and a federally backed loan on a home in a mapped flood zone also requires a flood policy alongside it.
Owners With Non-renewal Notices
A carrier cannot drop or refuse you over roof age alone while the roof is younger than 15 years. We ask what else drove the notice.
Roofs 15 Years or Older
An inspection you order from a licensed inspector, contractor, engineer, or architect showing five or more years of remaining roof life keeps age from blocking coverage.
Citizens Policyholders
If a private insurer quotes similar coverage for no more than 20% above your Citizens premium, Citizens eligibility ends, so we shop the private market before renewal.
Our Process
Three Steps to a Home Quote
Send the Address and Roof Year
Share the address, the year the roof was last fully replaced, and your current declarations page. A wind mitigation report signed in the last five years helps carriers rate the home.
We Compare Carrier Roof Rules
We run the home through the A-rated carriers we vet and line up each one’s roof rules, deductible options, and exclusions. Quotes carrying a roof deductible are marked so you compare premiums on equal terms.
Choose a Policy and Bind It
A licensed agent walks through the quotes with you by phone or video and answers questions in plain language. Once you pick one, we bind it and send your lender proof of coverage.
“Absolutely thrilled with the service Anna provided for both our car and homeowners insurance. She went above and beyond for us and our savings was remarkable!”

Common Questions
Homeowners Coverage in Plain Terms
A roof’s age runs from the last time the entire roof surface was replaced to code, so a partial repair does not reset it. Under s. 627.7011(5), F.S., an insurer cannot refuse to write or renew a homeowners policy solely over roof age until the roof reaches 15 years. At 15 or older, you may order an inspection at your own cost, and if it finds five or more years of life remaining, age alone cannot block coverage.
A partial roof repair does not force a full replacement when the roof was built or replaced under the 2007 Florida Building Code or later. Under s. 553.844(5), F.S., repairing 25% or more of a newer roof only requires the repaired section to meet current code. Roofs installed before the 2007 code can still trigger a full replacement under the older 25% rule, which is why carriers ask for the roof year.
A Florida roof deductible is capped at the lower of two figures, 2% of your Coverage A dwelling limit or 50% of the roof’s replacement cost. Under s. 627.701(10), F.S., it does not apply to hurricane roof damage, a tree falling through the roof deck, a total loss, or repairs to less than half the roof. You can reject it on a signed form when the policy is new and again if a carrier adds it at renewal.
Florida homeowners policies pay for code upgrades through ordinance or law coverage, which basic replacement cost does not include on its own. Carriers must offer it at 25% or 50% of Coverage A, and under s. 627.7011, F.S., the 25% level is built into your policy unless you turn it down in writing. With a $500,000 dwelling limit, that is $125,000 at 25% or $250,000 at 50% toward code-required work.
Yes, Florida gives you 18 months after a loss to file a supplemental claim for added damage from the same event. Under s. 627.70132, F.S., a new or reopened property claim must be reported no later than a year after the loss date. For hurricanes and other weather events, the loss date is the landfall date or the date NOAA verifies the event, so report storm damage once you find it.
Your lender must require flood insurance when the home sits in a FEMA special flood hazard area and the loan is federally backed, under 42 U.S.C. 4012a. Flood coverage is written as its own policy, separate from homeowners, and the lender will want proof of both before funding. For an address in a mapped zone, we can line up NFIP and private flood options at the same time.
